Wai Ora Lakeside Spa Resort – Rotorua
Transforming a Lakeside Motel into a Luxury Destination Spa
Esse Architects was commissioned by Wai Ora Lakeside Spa Resort Rotorua to transform an existing, dilapidated motel into a five-star lakeside retreat and spa, creating a space that celebrates both luxury and cultural identity. The project demanded the complete reinvention of the site to meet contemporary hospitality standards while maintaining a strong sense of connection to the lake and landscape.
The design carefully reimagined the existing buildings, strategically positioning new extensions to separate private guest areas from public resort amenities. This spatial clarity allows the private realm of accommodation to coexist harmoniously with the more active zones of the restaurant, bar, and spa. Each function is connected through a sequence of courtyards, pathways, and landscaped transitions that create a natural flow across the site.

The restaurant and bar occupy a prominent position at the front of the resort, overlooking the water and forming a welcoming social hub. Behind them, the extended wings house spa treatment areas and guest suites, each oriented to capture the spectacular lake views. The new architecture takes inspiration from the surrounding environment, with materials and forms that echo the organic patterns of Rotorua’s geothermal landscape.
Meaning “healing waters,” Wai Ora embodies the resort’s philosophy, physical, mental, and spiritual restoration. Esse’s design gives this concept architectural form, uniting cultural expression, comfort, and place. The result is a refined and tranquil retreat that exemplifies how adaptive reuse and thoughtful design can elevate a modest structure into a truly exceptional destination.
