Heritage Hotel Extension Respecting Rotorua's Architectural Legacy
The Princess Gate Hotel is one of Rotorua’s oldest and most recognisable buildings, holding an important place in the city’s architectural heritage. When plans were developed to extend the hotel along its Hinemaru Street frontage, the challenge was to increase capacity while preserving the character and integrity of the historic structure.

Esse Architects undertook a detailed study of the existing structure, examining everything from the dimensions of openings through to the intricate timber detailing that contributes to the building’s distinctive character. This understanding of the original architecture informed every aspect of the design process.
A key challenge was incorporating modern building requirements into a heritage setting. Contemporary construction standards, services, and performance expectations needed to be accommodated without compromising the visual integrity of the historic hotel. The design team carefully balanced these requirements, ensuring the new wing met present-day standards while remaining faithful to the architectural language of the original building.
The completed extension blends seamlessly with the existing structure, creating a unified architectural outcome.
