Waterfront Redevelopment Supporting Rotorua's Watersports Community
The Lakes Water Sports Centre transformed a deteriorating waterfront building into a vibrant community facility that supports Rotorua’s growing watersports sector. Situated on the edge of Lake Rotorua, the project involved the refurbishment and extension of the former Rotorua Yacht Club building following the amalgamation of several watersports organisations into a single facility.

Esse Architects was engaged to develop a staged design solution that would accommodate the needs of multiple user groups while respecting the heritage character of the existing building and its prominent lakefront location.
The project presented a unique opportunity to revitalise an important community asset while creating a stronger architectural presence along Rotorua’s lakefront. The existing building had fallen into disrepair and no longer provided adequate space or functionality for the various clubs and organisations that called it home.
Design development was guided by Rotorua’s Urban Design Guide, which encouraged an architectural response that reflected the city’s Edwardian heritage. Rather than replicating historical forms, the design drew inspiration from traditional boatsheds and waterfront buildings, creating a contemporary interpretation that feels appropriate to both its setting and purpose.
The distinctive series of gabled roof forms establishes a strong visual rhythm along the lake edge while providing practical accommodation for storage, administration, and club activities. Decorative detailing, carefully selected materials, and a maritime-inspired colour palette help reinforce the building’s connection to Rotorua’s lakeside identity.
The completed facility provides a welcoming and functional base for a range of watersports organisations while enhancing the surrounding public realm. Its success extended beyond the project itself, with the architectural language later being adopted as a reference point for other visitor and community facilities developed along Rotorua’s waterfront.
Today, the Lakes Water Sports Centre stands as an example of how thoughtful redevelopment can preserve local character, support community activity, and contribute positively to the identity of a place.
