Tennyson Road Affordable Housing Development – Hamilton

Innovative Design for Community-Focused Living

Esse Architects developed the concept design for the Tennyson Road Affordable Housing Development Hamilton, a forward-thinking response to New Zealand’s growing demand for accessible and sustainable housing. The project explored new ways to balance density, affordability, and liveability within a contemporary urban environment.

Client: Ngā Rau Tātangi Ltd (Māori Housing Foundation)

Location: Hamilton, New Zealand

Project Type: Multi-Residential / Affordable Housing

Scope: Concept design for modular afforable housing development in Hamilton

Design Approach: Community-oriented design with adaptable modular layouts and shared outdoor spaces

Key Focus Areas: Affordability, flexibility, sustainability, cultural sensitivity, community wellbeing

Designed around the principles of flexibility, connection, and community, the concept aimed to create a housing model that could adapt to a variety of family structures and living arrangements. Modular design strategies allowed for efficient construction and cost-effective delivery, while maintaining individuality and character across each dwelling.

At the heart of the design is a focus on shared spaces with green courtyards, communal walkways, and play areas designed to encourage neighbourly interaction and a sense of belonging. Esse’s team considered how architecture could foster social wellbeing while ensuring privacy, safety, and long-term comfort for residents.

The architectural language reflects a human scale and warmth, using materials and forms that resonate with domestic familiarity while contributing to the wider streetscape. By integrating sustainability, cultural awareness, and spatial intelligence, Esse’s concept demonstrates how thoughtful design can make affordable housing both desirable and enduring.
