Smart, Efficient Design for Modern Student Living

Esse Architects led the concept and design team for the University of Waikato Student Apartments design for Silverdale Road, a project that combined innovation, efficiency, and sensitivity to budget and context. The brief called for the maximum number of self-contained student apartments to be accommodated across two adjoining sites, with a focus on quality, durability, and long-term value. This project emanated as the result of the Esse Architects team winning a design and build competition against 19 other tenderers, including large iconic firms from Auckland.

The resulting design delivers 53 independent studio units, arranged across three two-storey buildings. Each apartment includes its own kitchen, bathroom, and living/study space, with shared communal areas and laundry facilities that encourage connection between residents. Designed for postgraduate and mature students, the apartments offer privacy and autonomy while maintaining proximity to the wider campus.

Esse’s concept centred on simplicity, sunlight, and sustainability. Every unit was planned to capture natural light, creating warm, comfortable living environments despite the compact footprint. Lessons from previous student accommodation projects were applied to improve spatial efficiency, acoustic performance, and material longevity. Low-maintenance construction methods including precast concrete panels, timber framing, and durable fibre cement and metal cladding help ensure minimal upkeep and cost-effective operation for the University.

Designed and delivered within a tight timeframe, the project was completed in time for the start of the 2020 academic year, providing high-quality accommodation that met both the University’s practical requirements and its architectural aspirations. Completed as part of the University’s ‘Living Campus’ initiative, the development contributes to a vibrant and connected campus environment that supports student wellbeing and community.
