Revitalising a Hamilton Landmark Through Innovative Remediation

Located in the heart of Hamilton’s CBD, 391 Victoria Street is a 1970s Brutalist terraced building that has undergone a complete transformation. Once known for its distinctive tan façade and deep balconies, the seven-storey mixed-use structure had suffered extensive weather tightness failures that threatened its long-term integrity.

Originally constructed for Hallensteins and later converted into apartments and retail spaces, the building comprises ground-floor retail, first-floor parking, and thirty apartments, including penthouse units with panoramic city views. By the time remediation began, moisture ingress had caused significant damage throughout the exterior envelope and upper levels.

Esse Architects became involved after another firm was unable to deliver the project’s architectural documentation. Initially brought in to assist, Esse was later engaged to take over full architectural responsibilities. Under the leadership of Project Architect Peter Hunt, the team delivered comprehensive building remediation including a full reclad, structural steel upgrades, new decking and balustrades, and improved passive fire protection.

Completed in July 2019, the project not only restored the building’s performance but redefined its identity. The dated brown façade was replaced with a clean, modern exterior that enhances both durability and visual appeal. The result is a revitalised Hamilton landmark that balances strong structural performance with a refined architectural presence.

Recognised with the SCNZ Award for Excellence in Steel Construction (2019), 391 Victoria Street stands as a successful example of how innovative remediation can restore value, extend building life, and contribute positively to the urban fabric.
